Log in at app.tatimaui.com, open the Properties tab, select Add Property, and enter your property name, address, rental type, Hawaii State TAT ID, GET License Number, and Maui County MCTAT ID. These identifiers are required for accurate calculations.

If you do not yet have a TAT ID or MCTAT ID, register with Hawaii DOTAX and Maui County before logging taxable bookings. TATi Maui tracks compliance obligations but does not replace registration.

Hawaii short-term rentals are subject to three separate taxes. General Excise Tax is paid to Hawaii DOTAX on gross income. State TAT is also paid to Hawaii DOTAX for short-term rentals statewide. Maui MCTAT is a county-level tax paid to Maui County and requires a Maui MCTAT ID.

TATi Maui tracks all three independently for every booking so you know exactly what you owe and to whom.

The most common cause is entering Net Payout instead of Gross Payout. Hawaii taxes are calculated on full gross rental income before platform fees, cleaning fees, or management commissions are deducted.

Other causes may include a missing MCTAT ID, excluding taxable cleaning fees, entering the wrong rental period, or using a net Airbnb payout instead of the guest's total charge.

Gross Payout is the total amount paid by the guest before deductions, including nightly rate, cleaning fees, resort fees, and other guest-paid charges. TATi Maui requires Gross Payout because Hawaii GET, TAT, and MCTAT are calculated on gross income, not your net transfer after platform fees.

Yes. Cleaning fees charged to guests as part of a vacation rental transaction are generally subject to Hawaii GET and TAT. TATi Maui factors cleaning fees into the taxable gross when included in the booking's Gross Payout.

TATi Maui is updated whenever Hawaii DOTAX or Maui County officially amends these rates. Always verify current rates with the official tax authority.

Airbnb and Vrbo may collect and remit certain taxes under marketplace facilitator agreements, but the exact taxes remitted can vary by period and agreement. Maui County MCTAT may not always be covered.

Bookings — Airbnb, Vrbo & Direct Guests

TATi Maui works with all booking sources Maui vacation rental owners use, including Airbnb, Vrbo, direct bookings, and property management software exports where you have a gross booking total.

TATi Maui does not currently auto-sync with platform APIs. Bookings are entered manually or via CSV import, giving you full control and an audit trail.

Go to Bookings and click Add Booking. You will enter guest name if desired, check-in and check-out dates, Gross Payout, booking platform, and property. TATi Maui automatically calculates GET, TAT, and MCTAT based on the gross amount and your property's saved tax IDs.

Yes. TATi Maui is built for multi-property management. Each property has its own TAT ID, GET License, and MCTAT ID, ensuring taxes are tracked independently per property.

Your dashboard and analytics provide both a consolidated portfolio view and a property-by-property breakdown. Multi-property support is available on paid plans.

Reports, Payments & Year-End Tax Packages

TATi Maui generates Monthly Tax Summaries, Year-End Tax Packages, and Analytics Reports. Monthly Tax Summaries show gross income, GET owed, TAT owed, and MCTAT owed. Year-End Tax Packages compile annual activity into a PDF for CPA, filing, or audit support.

After filing with Hawaii DOTAX or Maui County, go to Reports & Payments, select the relevant month, click Record Payment, and enter the payment amount, date, and reference number. This creates an audit trail inside TATi Maui.

Recording payments does not file your taxes. Filing is done through Hawaii Tax Online and the Maui County payment portal.

Navigate to Reports, select Year-End Tax Package, choose the tax year, and click Generate PDF. TATi Maui compiles bookings, monthly tax totals, and payment records into a professionally formatted PDF for your Hawaii CPA or annual filing support.

Account, Billing & Cancellation

Log in to your account, go to Account & Billing, and select Manage Plan. Upgrades take effect immediately and may be prorated for the current billing period. Downgrades take effect at the start of the next billing cycle.

You may cancel your subscription at any time from Account & Billing. There are no cancellation fees. Your account remains active until the end of the current paid period, then pauses.

Your data is retained for 30 days after cancellation so you can export everything before it is removed. Download your Year-End Tax Package before cancelling.

Yes. TATi Maui uses industry-standard encryption for data in transit and at rest. Access is protected by secure authentication, and your data is not shared with or sold to third parties. For full practices, review the Privacy Policy.

Analytics & Occupancy

Occupancy rate is calculated as booked nights divided by available nights in a selected period, expressed as a percentage. Available nights are based on the calendar period you select. You can view occupancy by property or across your portfolio in Analytics.

Yes. Analytics data such as income trends, occupancy rates, and platform breakdowns can be exported in PDF format. Navigate to Analytics, apply filters, and click Export.
